There are 7 homes for sale in the foothills at $4.5 and up – from $4,500,000 to $13,500,000 - really just a handful. But the highest MLS sale ever for the foothills was at $3.8. Two sold for $3.8, one in 03 the other in 07. Then one at $3.65 and one at $3.6, both in 05. Everything else went for under $3.5.
And I know there’s a first time for everything, but really, what’s the likelihood that this, or anytime in the foreseeable future, is the time we’ll be breaking price records.
And 4 of the 7 are 2009 built, which is a pretty good indication that they're spec homes.
