Mission Hill is in Skyline Country Club and there were 2 good sales yesterday.
7021 N Mission Hill Ln, range priced, $1,495,000-$1,895,000, aha, sold for $1,395,000 ($191/sf). Listed for a few months in 2008 at $2,495,000, it went nowhere and they quickly gave up. Then they listed it last September, at that range price, and stuck to their guns, that is, until they got an offer they couldn’t refuse.
And my favorite, 5280 E Mission Hill Dr, for which I was fortunate enough to represent the buyers, sold yesterday for $1,220,000 ($299/sf) off a $1,500,000 list price. A huge discount from it’s original $2,900,000 asking price and about half the cost of the lot & building the house. A huge deal. Which we were able to pull off by making a cash offer with a super-quick close. BAM! 8 days from contract to close of escrow.
When it was re-listed in late December at $1.5, I said it can’t, won’t last and I’m so glad that my wonderful clients are the one’s who got it.
Not a spec, it was custom built by master builder Mike Wachs, and then the owner had a change of circumstance, never occupied the house and put it up for sale. It’s all masonry construction with the very finest materials and craftsmanship, inside and out, and drop dead city and mountain views. It’s the real thing.
