820 E Magee Road, in Cobo Catalina Hills, sold for $1,485,000 in August 05 and then, according to the listing, was totally redone and listed in October 08 for $3,495,000 – a 135% increase. And over in Ventana, 7180 E Ventana Canyon Drive sold for $1,245,000 in March 05 and was re-listed in October 07 for $1,999,900 ($420/sf). No mention of any remodeling or renovation, but it was being sold ‘completely furnished’.
(personally I question the wisdom of trying to sell a furnished house because A) the lender refuses to lend $$$ on personal property, like furniture. And B) not only does the sale hinge on finding a buyer who likes the house enough to shell out $1.9mil, but now you also have to find one who’s willing to live with your furniture.
And apparently they still haven’t found that buyer, because it’s still for sale, now at $1,599,000, and it’s still ‘completely furnished’.
