2304 E Sentry Ridge Court, relisted just 5 days ago for $2,250,000 ($291/sf) went to contract late yesterday.
It was first listed in January 2010 for $4,950,000, then dropped to $4,250,000 in December 2010 and held there until late last month when it dropped to $3,250,000 – and finally to $2,250,000 when it was relisted last week as a short sale. So in 3 weeks it dropped $2 million, that got some attention.
And it’s also a great house, the best I’ve seen, bar none, and I’m not exaggerating – the design, build, materials, finishes, amenities –all of it – this was put together by someone with real talent and who didn’t stint on anything.
My educated guess is they had between $3.5 and $4.0 in it, including the lot and landscape/hardscape/pool, etc.
And after just 2 days there were multiple offers. I represented buyers who made a very good, very clean cash offer at $2.0, and we came in 2nd. Apparently someone offered quite a bit more because they just took it, and we didn’t even get a chance to counter.
