Traditionally the holidays are just about the slowest time of year for home sales. That's understandable, most people have other things on their mind. If you're selling your home, the last thing you expect is to get an offer between Thanksgiving and the New Year, it just doesn't happen, or so they say, and that's what makes it a great time to buy. An offer during the holidays is unexpected, it's out of the blue. People are in a good mood, they're celebrating, they're busy getting together with friends and family, and BAM! out of the blue they get offer on their home. It's the kind of Santa down the chimney moment that clinches the holiday celebration and puts the seller in a frame of mind to make a deal and really celebrate the season. And if your home's been on the market for a while, what a great way to end the year.
Between Thanksgiving day and today 22 homes in the Tucson Foothills have gone under contract - about 6% of the total inventory. Not a huge amount, but not bad either, and I'll wager that every one of those 22 sellers had put the idea of getting an offer out of their mind and were resigned to waiting until next year.
Happy New Year!
