Here's a snapshot of sales activity - for Single Family Homes in the Tucson Foothills, during the past two weeks, that's 12/7 thru 12/21.
This activity took place against a base of 380 homes listed for sale (priced from $219,900 - $22,000,000)
New Listings = 27 (priced from $287,000 - $3,995,000)
Homes gone under contract = 18 (priced from $219,900 - $1,595,000)
Homes Sold = 24 (priced $285,000 - $1,350,000)
Price Reductions = 10
Price Increases = 4
Expired Listings = 13
Withdrawn Listings = 20
In the current 2 week period, compared to the previous two weeks, there have been-
21 fewer New Listings
2 fewer homes have gone under contract,
0 same # of homes Sold
17 fewer Price Reductions
3 more Price Increases
10 fewer Expired Listing
0 same # Withdrawn Listings
Two weeks ago I anticipated a significant slow-down in sales activity due to the holidays, and that's turned out to be only partially true. While the numbers for new listings, price reductions, withdrawn and expired listings are down, actual sales activity remains about the same, with the # of homes going under contract and homes sold holding steady.
