As we are about to enter the peak of the season for home sales in the Tucson Foothills let's look at the latest sales numbers since my last report of two weeks ago. This activity, for single family homes in the Tucson Foothills for the period of 1/29 - 2/11/07, took place against an average of 410 homes listed for sale, priced from $235,000 to $22,000,000.
New Listings = 89 (priced from $245,000 - $3,250,000)
Homes gone under contract = 21 (priced from $299,900- $1,850,000)
Homes Sold = 20 (priced $285,000 - $1,875,000)
Price Reductions = 33
Price Increases = 3
Expired Listings = 14
Withdrawn Listings = 30
Once again we're seeing more activity, but the activity's gotten lopsided, with more New Listings and fewer homes going under contract. Since the beginning of the year the inventory of homes For Sale has slowly crept up, as more sellers list their homes in anticipation of this new selling season. It's still very early in the season, too early really to see any pattern, so check back often to see where this market is headed.
