This morning I saw a new listing come on the MLS in Skyline Bel Air Estates for $695,000, and it was described as having been
totally remodeled.
It got me thinking about this community, which I must admit,
I haven't thought about in a while. Back in 2004 when many of the homes in Skyline CC (just north of Skyline Bel Air) started to be torn down and re-built or extensively renovated, I expected, and quietly predicted, the same would soon happen in Skyline Bel Air.
But by and large it didn't.
And that surprised me. Because of Bel Air's good Foothills location, proximity to Skyline CC, and with housing of similar vintage to the CC, renovation ready 60's and 70's homes, but more modest and
(a lot) less expensive than the CC, it seemed a natural for renovation, investment and revival.
In case you're not familiar with it, Skyline Bel Air is north of Sunrise on Swan and it abuts the southern edge of Skyline Country Club.
So it's a terrific Foothills location, high up yet convenient to everything. It's an established neighborhood, the homes are on acre lots with mature desert vegetation, and many have good mountain &/or city views.
And as I mentioned, prices in Skyline Bel Air are modest for the Foothills, given it's desirable location, District 16 schools, views,etc.
The average sale price for the 11 homes sold in the last 6 months is $485,243, the median $500,000, or $206.86/sf.
But apparently, while I've been ignoring it, there has been some investment going on recently in Skyline Bel Air. Of the 12 homes currently listed for sale, two of them are new spec homes, listed for $849K and $899K. And quite a few of the others, listed from $379,000 to $775,000, are advertised as having been renovated or remodeled.
And one of the homes that sold recently was built in 2006.
And it's worth noting that at the present rate of sales, Skyline Bel Air has about what's considered to be a normal 6 months of inventory.
So maybe now is finally the time for Skyline Bel Air. Let's see.
