1. 548 homes for sale today
2. 376 sold since 1/1/08 vs. 458 same period last year = -18%
3. 118 sold in gated communities, 258 sold in non-gated areas
4. 308 single story homes sold & 68 two story homes sold
5. 198 homes sold had a pool, 178 did not
6. The average sale price is $644,459 vs $681,993 last year = -5.5%
7. The median sale price is $530,000 vs $545,000 last year = -2.7%
8. Avg sale price=$660,168 in District 16, $622,306 out of District 16
9. Avg $/sq.ft. = $218.99 vs $241.94/sq.ft. last year = -9.4%
The gap in average sale prices between last year and this year has narrowed considerably since I last reported this in June.
And though I wish it weren't so, I suspect that that narrowing has more to do with the ill-effects of the sudden market drop last August, when the mortgage mess hit - than with any real improvement this year. see the 9 fast facts for June HERE
