In what is perhaps a new marketing twist, a house listed today in the Tucson Foothills indicated DON'T SHOW in the showing instructions. DON'T SHOW. Some houses are more difficult to show than others, but this one takes the cake.
There's a line in the MLS listing called Showing Instructions where the listing agent lets other agents know what they need to do to show the house. VACANT SHOW ANYTIME, 30 minute CC to owner,
(CC= Courtesy Call), Call owner for appointment- Dogs, Call LA (that's Listing Agent, not Los Angeles), APPOINTMENT WITH OWNER 3 hr CC, or the dreaded SHOWN BY LA ONLY-CALL FOR APPOINTMENT.
But never, DON'T SHOW.
Right up there with being priced right and in good condition, if you want to sell it, the house must be easy to show. If it's easy to show, it'll get shown more. If agents and their buyers have to jump through hoops to get in and see it, it'll get shown less, sometimes much less. Sometimes not at all, like this one.
But who knows, DON'T SHOW, maybe it's the next BIG IDEA.
