In response to the post prices down 8.5% from peak a reader asked what segments of the market did I see as being vulnerable. (to price discounting)
In my response, one of the areas I identified was the Villages of Ventana. I wrote, villages of ventana (east of kolb south of sunrise) has always been an extremely popular community for families - great location, dist 16 schools, well maintained family size homes and yards, for under $500k,(I should have said well under) in a great foothills location. a real scarcity of that in the foothills. now there are 13 for sale, none under contract, and just 5 sold in the last 6 months,
(and only one of those in the last 3 1/2 months)
And son of gun, if two days later, not one, but two homes in the villages of ventana didn't go under contract, just like that, and both of them on the same street, Via La Doncella.
I don't know how long this'll last, but while I'm on a roll, if you'd like me to talk about your neighborhood, send your requests with a stamped self ...
Seriously though, for a terrific location and good value in the Foothills, the Villages of Ventana is great option for families, or anyone.
