Priced to fail for much of it's time on the market, this house in the Tucson Foothills is now off to the auction block. It's very sad and unfortunate, but worse yet, it could have easily been avoided.
Over the last few years this house popped onto my screen constantly, with countless wild price swings. It was sort of amusing for a while, watching as the price was dropped & raised & dropped & raised- more times than I could count on my fingers and toes- it went as high as $1,250,000 and as low as $695,000.
Finally in January the third listing agent came on board and hit the bulls-eye, listing it for $719,900 and dropping it once to that magic $695,000. At that price ($169/sq ft) it went under contract four times, but for some reason it also fell out of contract all four times.
It sounds like there may be an opportunity for a good deal here, but I'd be concerned and inspect it very carefully before I jumped in.
4496 N Via Bellas Cata Tucson, AZ 85718
This (terrible) picture from the auctioneer makes it look dowdy and small, but it's not, well it's not small anyway.
The house is in Bellas Catalinas, a very nice gated community in the Tucson Foothills. It's 4099 sq. ft., 5 bedrooms/5 baths, built 2006.
To be auctioned Wednesday, September 24th at 12 noon.
