A wonderful new house in a not so wonderful location Sold today in the Catalina Foothills. Surprised the heck out of me. And I remarked on it back in July when it first went under contract, 'and though I really liked just about everything about this house- with it's contemporary design and very open floor plan - I didn't think those things could overcome it's unfortunate location next to Skyline Dr anytime soon'
Skyline Drive is by far the busiest road in the Tucson Foothills, and this house backs right up to it. And I just couldn't see anyone popping for it in this market. At best, I thought it would only sell for a big discount from it's already much reduced list price.

Originally listed for $1,375,000, yeah sure, it was reduced and reduced again until it got to $998,000. And bingo, about a month later it went under contract, and sold today for $998,000.
I loved the house, it was one of my favorites. But I'd never buy it because of the location. And I never showed it to clients because of the location. I mentioned it to a couple of buyers, but prefaced it with a big disclaimer about the location. And that was that.
But I have a thing about the basics. The important things that you can't change need to be right. Being next to a busy road, or difficult access, or a west facing backyard. They're all a no-no for me, because nobody likes them, but you can't change them.
I'll take avocado appliances in a great location any day.
