Going down the same well trodden path as other Foothills homes that start out way overpriced, only to later suffer the consequences,
a house at 6655 N Los Leones Dr in Skyline CC has now gone short sale. Too bad too.
Because this house is on a great lot in Skyline with a perfect north/south orientation and big wonderful mountain views from a very pretty backyard. It also has nice curb appeal, and some of the interior was renovated- with a new kitchen, baths and floors, etc.
But it was listed for $1,395,000 in August of 07. And it's just not, and never was a $1,395,000 house. Never. Not even close. Not even when the market was red hot in 05 & early 06. That's $501.97/sq ft.
So now it's $795,000, a mere $286.07/sq. ft and a short sale.
It's *2779 sq. ft., 3 bedrooms/3.5 baths, sort of.
*there is a discrepancy as to the square footage though.
- the tax assessor pegs it at 2779, and apparently an appraiser put it at 3448, and the floor plan people claim it to be 3466 sq.ft.
I think it's what they call the third bedroom that's the issue.
It's adjacent to the garage and only accessible by going from the house, through the garage (walk around your parked cars)
and through a doorway on the other side of the garage into this space with a built-in bar that's more like a rec room with a bath, than a bedroom. And it's awkward to access it, to say the least.
I'd cut an entry door into the front of it, so you could enter from the driveway area in the front of the house, get rid of the bar, reconfigure the room a bit, and (legitimately) call it an attached guest house.
It looks to me like converted space, a third garage bay or something like that, that was turned into living space, maybe even without a permit. Hence the tax assessor doesn't know about it and hasn't counted it as living space. I may be wrong, but I don't think so.
In any case, the current listing does not include that space in the total square footage, however they do list that room as a bedroom with a bath. Either way, that room is the Achilles heel of the house. But without it, it's only a two bedroom, 2.5 bath.
