HELLO, anybody home - it's tough enough trying to sell a well priced home these days, Over-priced, forget about it.
But if somehow, through some quirk, some carefree-happy-go-lucky buyer were to come along and blindly agree to pay something near the amount being asked on one of these overpriced homes, chances are they wouldn't get very far - because the lender wouldn't touch it.
Credit is squeaky tight, lending standards are super stringent, and appraisers are the new scrooge. Long gone are the days when they looked for ways to make it appraise. No more. Today they're dotting every i, crossing every t, and looking for every which way to cover their butts. And they are not looking at sales from six, eight, or nine months ago, and they don't care what your neighbors house sold for in 2006. If it doesn't appraise for today's market, they're not touching it, and you're out of luck.
So if you can't beat 'em, join 'em. Get a jump on it and get an appraisal now, and then price your home accordingly, and then maybe you'll stand a chance. Maybe.
