That is, if you have your sights set on only buying a foreclosure or short sale in the Tucson Foothills.
Because of the endless who-ha about foreclosures and short sales -in Arizona - in Phoenix - in California - Florida and elsewhere- many people have come to believe, that of course the Foothills are also overflowing with short sale and foreclosure properties that are ripe for the pickin'. But the good news is, that's not so.
I bring this up again, because recently I've had a rash of people who are only interested in buying a short sale or foreclosure. And I'm glad to help any way I can, but the truth is, the pickin's are slim.
Right now there are just 25 single family homes in the Foothills that are listed as a short sale or foreclosure in the Tucson MLS.
25, that's it.
And just looking at price, those 25 cover a lot of territory.
They range from $255,900 to $1,498,000.
So let's say you're looking up to $300,000, you've got 5 to pick from, $500,000 to $750,000 is the fattest category with 9 available, $750,000 to $999,999, you get to choose from 3, and at $1,000,000 and up there's just 1. (although I know of 1 or 2 other million+ homes that I believe are short sales, yet are not listed as such)
Now start adding in your other preferences, like location, style of home, # of bedrooms/baths, 1 or 2 story, etc, etc, and you see what I mean. The pickin's are slim, really slim.
You may get lucky, or if you're willing to be really flexible, your odds of finding one will improve. But if you do see something that looks like it might do the trick, call me, and we'll talk about it, and take a look.
