I wrote about this house a couple a times (here & here) because I thought it was special.
It was a new spec home, a contemporary, which, for reasons unknown to me, we don't see many of in the Foothills.
But it sold today for $1,050,000. And that's a pretty big deal.
Here's why,
This is the last of three new spec homes designed and built by Don Kornberg in this little enclave off Camino Antonio. And all three are virtually identical, in size, design, style and amenities.
The first one sold in April 2007 for $1,715,000. The second sold this past July 2008 for $1,350,000. So $365,000 less than the one sold last April.
And now the 3rd and last has sold, for even less, $1,050,000. $1,050,000!
Here's how it shakes out;
April 2007 - sold- $1,715,000, 4576 sq ft = $374.78/sf
July 2008 - sold- $1,350,000, 4500 sq ft = $300.00/sf
February 2009 - sold- $1,050,000, 4451 sq ft = $235.90/sf
These people got a screamin' deal, because that's the market we're in.
