This morning I noticed that of the 18 listings that expired today, 16 of them are in Villa Milano at Rancho Sin Vacas. If you're not familiar with it, Villa Milano is an enclave of newer homes in the gated Sin Vacas subdivision, most of them in the 1800 to 2400 sf range.
And when Villa Milano made it's debut back in the go-go years,
I wondered if the homes weren't a bit pricey, even for those wild and crazy times. But quite a few of them did sell, so I guess I was off base back then. And now it turns out I was even more off-base than I thought because, compared to now, back then they were a bargain.
You see as the market has gone down over the last two years, prices on many of the homes in Villa Milano have instead gone up, and not just a teensy-weensy bit either.
I didn't go through every one of the 16 expired listings, but enough to get a clue as to maybe why these are expiring rather than selling. Look it over and see what you think.
