Despite hanging tough and holding the line on prices, the first signs of seepage are now appearing at Villa Milano. They defied the market for a long time, thumbed their noses right at it but, while doing so, they also didn’t sell many homes.

Here's how they went about things. On two units, 7577 & 7565 N Viale Di Buona Fortuna, they raised the prices about $85,000 each, and (had the gall) to do it on September 24th, just as the world was crashing around us.
And of course no one was too impressed with that really cool strategy or seemed to think they were missing out on some mysterious and exotic opportunity either. So no one took the bait.
And today, those two units went from $335/sf to $164/sf. But here’s how they worked it.
Back then they were proposing to build an 1840 sf unit for $617,250, or $335/sf. Today, trying somehow to squeeze more bucks from that same patch of dirt, they’re proposing to build a 2740 sf unit for $450,000, or, $164/sf.
The one's they've built were nicely done and, I wonder, can they still put that same quality into them for half the price.
