Before today, the last home to sell in Pima Canyon sold on 10/27/08. And since then, and until just recently, it’s been unseasonably quiet in PC.
But 7738 N Ancient Indian Dr traded hands and has a new owner today. Listed for $1,295,000, it sold for $1,150,000, or $384/sf.
And at 2997 sf, it’s the smallest home I’ve seen in there, and
3 ft under what I thought was the 3000 sf minimum in PC. But maybe not and, if so, why quibble over 3 ft.
There are also two more homes pending close of escrow in Pima Canyon. One at 1476 E Canyon Spring Ct, listed for $1,595,000, and the incredible La Quinta, where I’m representing the buyers, at 1902 E Sahuaro Blossom Pl, listed for $2,395,000.
The other day I said, this year we may see a selling season that lasts further into summer than in years past.
And with no sales in PC until now, at the very tail-end of the season, perhaps this is a sign that other hesitant buyers will now be stepping forward. Let’s hope.
