6546 E Celsian Pl at the Ridge at Ventana Canyon was listed today for $850,00, or $403.80/sf.
And other than a failed attempt to sell in 2004, for $599,900, there’s no sales history for this home. And no indication of remodeling or updating to help make that asking price go down a little easier.
But I’m anxious to see it, since, given it’s price, it must be quite spectacular. And assuming it is, I’m also anxious to see if buyers are willing to pay the premium being asked for it. And if by chance they are, it’ll then need the blessing of the appraiser/lender.
Here’s the issue. There are two others for sale at the Ridge and they’re priced at $259 & $290/sf and they haven’t sold. And although the one sale in the last six months was at a very generous $302/sf, that’s still a long way from $403. And this one’s a 2 story.
