I showed this house on Placita Taza, in Cat 10, 3 or 4 times in the last six months to different buyers. But the last time I showed it, a little over a week ago, it looked better than ever – really neatened up, clean, tidy, almost sparkling - and the price had just been reduced to $799,000 from a recent $899,000 and $849,000.
It didn’t work for the people I showed it to, but I mentioned to them, at the risk of sounding like Realtor bs, that I thought it would be gone in a week. Ah-ha. And when the listing agent called me for feedback, I told him the same thing- Peter, not to worry, it’ll be gone in a week.
And now it is. But it took some doing.
They bought it in 06 for $890,000, and then added a pool & spa - cha-ching cha-ching. And after 15 months on the market, starting at $995k, today it found a buyer at $799,000 or $275/sf. I guess the sellers are about as happy as you can be when you’re out around 200 thou or so.
And hey, it’s another sale for Cat 10, which has been in the serious doldrums lately.
