If you’re looking for a nice deal on new spec home and can’t find what you want in the foothills - because many of the specs have sold – check out Canyon Pass at Dove Mountain.
It’s a real schlep to get out there, about 20 miles from the Foothills, but once you do it’s incredibly gorgeous. Like nothing else in the Tucson area. It’s this giant and very dramatic bowl formed by the Tortolita mountains with homes built along the slopes and ridges.
And the selection of spec homes is almost obscene. 17 homes for sale at Canyon Pass and 14 of them appear to be new specs. And the 3 that are owner-occupied may be specs that the owners are living in while trying to sell.
And with just 4 sold in the last year, the mood out there must be grim and getting grimmer by the day.

Three years ago when everything started to cave in I advised buyers, and it was obvious, that places like this, with lots of new construction and spec homes, would be the hardest hit. But I never thought it would get hit this hard, and apparently a lot others didn’t either.
