That’s the gap between list prices and sold prices.
Earlier this year I reported;
The gap between the median list price -$639,000 - and the median sold price -$400,000 – is a whopping 37%.
And The gap between the average list price -$919,942 - and the average sold price - $473,097 – is 48%.
On this hot day in August that gap has narrowed a bit.
The median list price is down to $587,000 - the median sold is up to $451,000 - for a slimmed down 23% gap.
And the average list is down to $895,891 –the average sold is up to $590,415 – for 34% gap.
So buyers and sellers are getting a little closer together and that’s a good thing.
