I posted this piece earlier this year, and I ran across it today and thought - with inventory down and more buyers in the market - it’s more relevant now. So here it is again, with the figures updated to reflect current inventory.

Yeah, sure, of course we’ll find plenty to choose from, are you kidding. With 593 491 single family homes for sale in the Foothills, and slow sales, you'd think so, wouldn't you.
Let's look at a hypothetical/typical buyer looking for a home in the Foothills with a price range of $800,000 to $950,000.
-at $800,000 to $950,000 there are 45 39 homes for sale, more than plenty, too many you say, heh.
-yes of course, 4 bedrooms & 3 baths - 37 28 homes
-3000 to 4000 sq ft - no prob, 24 19 for sale
-you'd like about an acre, let's say .80 or more - 16 14 gorgeous homes
-and in District 16 schools - OK, 10 8 homes, That's Perfect!
-and you'd like to be in 85718 zip - down to 6
-single story, yes of course- that's 4 6 really great homes to choose from
-oh, and a pool - OK let's go, with 3 homes, we should be able to wrap this whole thing up this afternoon.
After putting in some very typical basic criteria, here are
the three homes left standing Which one would you like.

And we didn't even get into the style or the age of the home, whether it was in a gated or non-gated area, city or mountain views, and other typical buyer preferences. And of course, you want to get a great deal on that house too, right.
It happens every time. Once you start breaking down all the homes for sale in the Foothills, which run the gamut from under $200k to over $6 mil, you end up with too few, not too many, to choose from. Even now.

And it’s odd, isn’t it, that with 100 fewer homes for sale, we still end up with 3 to choose from.
