In Hacienda del Sol Estates, 4992 N Avenida De Castilla sold today for $835,000 ($245/sf) off an $870,000 list price – reduced from $895,000. And it took just under 5 months from listing to contract,
not too bad these days.
This was the 3rd sale in HDS in the last few months and the only normal sale of the three. The first one was a short sale and the other a house that had been gutted for a remodel and then the project was abandoned.
The short sale went for $185/sf, the gut job for $94/sf, so it was no
slam-dunk appraising this one.
