Yesterday I mentioned that, so far, 26 home sales had been reported for November, but that we’d probably see a few additional sales dribble in.
It didn’t happen. 26 sold, that’s it.
Average sold price - $444,271
Median sold price - $414,000
average $/sf @ sold - $170.74
Total $$ value of homes sold - $11,551,050
And of the 26 sold- 18 went for less than $500k, 7 for between $535 & $755 and just 1 for over a million.
how do those numbers compare to,
November 08, 30 sold
Average sold price - $462,527
Median sold price - $407,500
average $/sf @ sold - $177.75
Total $$ value of homes sold - $13,875,800
November 07, 44 sold
Average sold price - $538,985
Median sold price - $487,377
average $/sf @ sold - $203.40
Total $$ value of homes sold - $23,715,329
November 06, 46 sold
Average sold price - $700,938
Median sold price - $566,250
average $/sf @ sold - 241.84
Total $$ value of homes sold - $32,243,164
Fewer sales and lower prices, year after year. A perfectly simple illustration of why you should expect to get less now than you paid then.
UPDATE 12/3- 2 additional sales for November were reported after the deadline. So, a slightly less dismal, 28 sold in November 09.
