On the market since November 2008, 6580 N Regal Manor Dr is reported as under contract today. Why now?
While I can’t say for sure, if you put 2 & 2 together, it wouldn’t be too far fetched to figure that price had something to do with it.
It was originally listed at $1,495,000 ($271/sf) and, coincidentally, only last month dropped down to $998,000 ($181/sf) when it soon went to contract.

Similar story with 6302 N Ventana View Pl. It’s been on the market since April starting at $699,999, that’s despite having sold in 05 for $635,000, oh well, and went to contract today not too long after dropping down to $630,000 ($284/sf).
In La Paloma - Listed for $645,000 in 08, 6170 N Via Paloma Rosa sat around until two weeks ago when it finally got down to $460,000, yep 4-6-0 ($205/sf) and Bingo!, it went to contract.
And more on Paloma Rosa, same story and almost the same numbers. 6226 N Via Paloma Rosa was listed in December 08 for $649,000 and nothing happened until it dropped to $479,000 ($210/sf).
And now it’s history.
It also wouldn’t be too far fetched to assume that this pattern that’s developing may make it even more difficult for other sellers to sell at yesterday’s prices. And keep in mind, right now we’re looking at list prices, who knows what they went to contract for.
