-there are 121 homes for sale priced $1,000,000 & up in the Tucson foothills
- 8 have sold in the last 3 months,
that works out to a 45 month supply of homes for sale.
Now in the next few months we should see, because this is the busy season, an increase in high-end sales.
So what if sales double over the next 3 months to 16. That’s quite possible. (and just to keep things neat and tidy, what if no new listings come to market, it won’t happen, but)
So, 121 for sale, 16 sell, that leaves us with just 105 for sale, or about a 19 month supply. But now it’s mid May, summer is upon us and the season is all but over and we still have 105 for sale. dum-da-dum-dum
Not optimistic enough, I agree, what if sales triple - 24 sell over the next 3 months, it could happen, and come mid-May there are just 97 still for sale. How’s that, feelin’ groovy yet.
