Less than 2 weeks ago I wrote about 6954 N Gate Ridge Pl,
I said,-- Back in 2006 6954 E Gate Ridge Pl was a brand new spec home asking $2,150,000. Now it’s closing in on 4 years old, still for sale and in that time the price has dropped 16.5% to $1,795,000 …
blah blah blah > read it, if you must> a once new spec home
In other words, if it didn’t sell in 06 & 07 at $2.150, why the heck would it sell today for just 16.5% less. The chances seemed slim to none, to me.
Well, someone didn’t agree because it SOLD today for $1,700,000 ($289/sf). But nothing was reported in the MLS until today. It went from Active to Pending to Sold, all today. A stealth deal, and Cash too. So the deal may well have been in the works when I wrote that piece on Feb 4.
Oh well, that’s what makes the world go round.
