It’s been a very spotty season for Cat 10,
19 for sale and just 2 sales in the last 3 months, one at $890,000 and one at $995,000. Not that that’s too shabby, but they went for $158 & $168/sf + one in contract at $217/sf.
Alarmingly low $/sf prices and no match for the 19 for sale @ an average $314/sf.
Reversing that spiral, 4510 N Placita Camaleon sold today for $850,000 or $274/sf. A cash sale. And maybe a good thing it was.
