3250 E Sun Cloud Place, a short sale up in Cobblestone, is in contract today for the 3rd time.
It was first listed in August 09 for $1,200,000. And in September I wrote an offer for my buyers that was soon accepted by the owner, but not the lender, and we were contract # 1. But after waiting a couple of months and no word, no nothing, we canceled in November and moved on.
But there was a backup offer for more $$ than ours, so it slipped smoothly into position and became contract #2. And they were very patient, or determined, because they lasted until May 13 of this year before they canceled. Imagine, 6 months for nothing.
And back it went on the market that same day, and already it has another contract. But now it’s listed for $1,224,600, a whole $24,600 more than it was last August, and the listing says; This is a pre-approved short sale at 1224600.
Well, if so, that’s dandy.
And too bad it wasn’t done months ago. And too bad it’s not a requirement that they(the lender/owner & agent) get their ducks in a row before putting it on the market and wasting a lot of people’s time.
