5 sold/average sold = $803,000
*on top of which there’s a big foreclosure that has yet to hit the market in Skyline, a big $$$$ home that may well put even more pressure on prices
Hacienda del Sol Estates
4 for sale/average list = $1,098,000
2 sold/average sold = $564,500
Catalina Foothills Estates 10
10 for sale/average list = $1,222,790
5 sold/average sold = $1,051,000
* a year ago it looked like cat 10 was down for the count, but its recovered very nicely.
And while there’s still a years worth of inventory, it’s a huge improvement from what it was. Plus there are two in contract, one listed at $1.890.
Eleven Arches

*there’s one last home in contract at a deep discount and after it closes that’s it for 11 arches. They’re out of the woods. While a year or so ago it too looked like a sinking ship - socked with homes that seemed like they’d never sell. But they did, albeit for big discounts, and some thru foreclosure or short sale. But that was then.

*not good odds if you’re a seller, and a few other homes that were for sale in here have recently left the market unsold. And I’m guessing they’ll be back soon, January maybe.
