The good news is 6269 N Paseo Valdear in Alta Vista finally sold the other day for $555,000. The problem is they paid $879,000 for it in September 07 – so a $324,000 loss, plus closing costs & miscellaneous. A real whopper.

I recently sent this short list to a client who wanted to see actual sale prices for individual homes – then and now.
Unfortunately that’s the price sellers must be prepared to pay if they bought then and want to sell now. And there’s no getting around it. And many of them are finally realizing that. Because many of these homes, even most of them, hoping to recoup what they paid during the boom, started out asking much higher prices - hoping they would get a free pass and somehow still be able to sell for what their neighbor sold for 3 years ago. Yeah sure.
So when I talk about how the market has picked up and more homes are selling and isn’t that a wonderful thing. Well, yes it is. But homes are only selling because more sellers have finally realized there are no free passes and they have therefore capitulated to the realities of the market.
