4840 N AVENIDA DE VIZCAYA sold today for $695k ($191/sf) off a $749k list after
5+ months on the market. And they held steady, with no price cuts. (listed by Long Realty)
So what, big deal. The big deal is that Avenida De Vizcaya is what I usually refer to as road kill. That is, homes built by the side of a busy road that sell for drastically reduced prices and take forever to do so. Why? Because most people don’t choose to live by the side of a busy road. Would you.
But that didn’t happen with Vizcaya. Oh it would have sold for more and maybe sold quicker too, had it not been by the road. But even with the road, the sellers did pretty well, better than most.
-that’s it with the red check, next to Hacienda del Sol Rd
I showed this house a few times, because even though it was next to the road -
it’s a nice house, it’s very attractive and people wanted to see it. But none of my clients went for it, because, no matter how attractive, it’ll always be by the side of the road.
