In Pima Canyon, 2002 E Quiet Canyon Drive sold today.
Quiet Canyon entered the market in February 2010 listed at $1,200,000 and sold today for $920,000 ($227/sf) off a $949,000 list. And while the sellers may not agree, I think they did quite well. They paid $850,000 for it in October 2003.
But, more to the point, since it’s on the southern rim of Pima Canyon, it backs up to old Ina Rd – not a terribly busy road, but not a quiet, meandering little lane either. And not a plus in anyone’s book.
This sale, and the sale I mentioned the other day - by the side of the road – are, to me, sure signs the market is getting stronger. For all the time we were in the depths of the downturn buyers were extremely fussy about what they bought, and sales like this, with homes backing up to a road, just didn’t happen.
