Here’s the deal,
Today there are 413 single family homes for sale and 26 of them, or 6.3%, are listed as foreclosures. (average list price $318,798)
And 304 single family homes sold in the last 6 months and 42 of them, or 13.8%, were foreclosures. (average sold price $452,574). Small potatoes, by any measure.
The number of foreclosures in the Foothills never got to where they were a serious threat to the market like they’ve been and continue to be in other areas of Tucson and, most prominently, at our neighbor to the north, in Phoenix.
And for now anyway, it appears the number of foreclosures is dwindling even further. Which makes me wonder whatever happened to that shadow inventory we’ve heard so much about.
