Previously, it sold in June 2005 for $2,200,000 with 5.51 acres. And 3 years later,
in August 08 (mind you), it was listed for $2,590,000, but, get this, with just 1.19 acres. The new math.
But that didn’t add up. So Calle Ladero spent the next 3 years with one price cut after another and along the way became a short sale and finally sold today for $1,255,000 ($154/sf) with 1.19 acres. hoorah
Back in 08 I had a client - a good client who I’d done business with in the past and who was also a no nonsense cash buyer - who was interested in this house. But no matter how we tried we couldn’t figure out how, after 2 years in a down market and now with 4 fewer acres, it could be worth $390,000 more than they paid in 05. Apparently no else could either.
