The number of homes sold dropped a tad from April & March but is still ahead of most prior months. 66 sold in May vs. 73 in April & 76 in March. A natural seasonal slowing and nothing to fret about.
And as you can see the average sale price was up in May from previous months this year, and for all but two months (July & December) of 2011. But the median dipped a bit, but just a bit, $9k.
Net-net, there are bound to be variances from month to month but, so far, overall sales and prices are holding up nicely. And just 6 of the 66 sold as foreclosures (from $186,000 to $590,000). I’m less optimistic about June, but we’ll see.
