Here are some homes at the low end that popped up today for one reason or another.
5641 N Placita Favorita sold for $325,000 in 2003 and went to contract today listed at $337,500
6900 N 1st Avenue sold for $175,000 in 1999 and was listed last October for $229,000 and failed to sell. And was relisted last month for $249,000, still no sale, and is now at $224,000 and still no sale.
6921 E Rocky Canyon Place sold for $439,000 in 04 and tried for $525,000 > $498,000 > $475,000 > etc. and ended up getting $435,000.
5916 N Via Verdosa sold for $775,000 in 06 and for $455,000 today.
6138 N Campo Abierto sold for $565,000 in 05 and went to contract today listed at $385,000
2815 E Manzanita Avenue sold for $575,000 in 04 and went to contract today at $549,9000 (and who knows what they got)
4560 E Blue Mountain Drive sold for $490,000 in 2000 and went to contract today listed at $580,000 – so even if they got $580, that’s 18% in 12 years or 1 1/2%/year. Yipeee.
1010 E Silvertree Drive sold for $189,000 in 2002 and has been at $240,000 since May and still no buyer.
4069 E Via Del Buho sold for $365,000 in 2005 and has been for sale since late May at $269,900 and nothing yet.
4152 N Via Norte Ala sold for $274,000 in 04 and was at $288,000 and now at $269,000 and no go.
5151 N Stonehouse Place sold for $240,000 in 1999 and has been at $294,000 and now $284,900 and still nothing.
And talk about low inventory - up to $600k there are 162 homes for sale, but 165 sold in the last 3 months. Which puts the supply of homes at 3 months, half of what’s considered normal.
