In Pima Canyon, 7898 N Ancient Indian Drive left the market in February as a short sale at $995,000 and turned up today as a foreclosure at $1,135,000 ($240/sf). When it left in Feb it had had two offers that were accepted by the sellers, but, for some reason, not accepted by
mr lender at Wells Fargo. Is it worth $140k more today than it was then? We’ll see.
But don’t break your neck running over there because, in the interest of encouraging multiple offers, aka a bidding war, mr lender has stipulated that No offers will be considered during the first 7 days on the MLS.
This is the first foreclosure in PC this year. Three sold last year and, coincidentally, 2 of them were also on Ancient Indian and the 3rd was right down the street on Saguaro Blossom. And there’s one more foreclosure percolating in PC, that I know of, and it’s on Saguaro Blossom too. And then that’s it, I think, for now anyway.
