This one in Sin Vacas. When 7373 N Camino Sin Vacas was listed last November
(for $1.850 mil) I posted this piece > reaching for the stars in Sin Vacas < which noted that while 7373 was a beautiful house, it was listed for quite a bit more than anything had sold for in Sin Vacas in recent years. And I questioned whether that was the time to expect record breaking prices in Sin Vacas or anywhere in the foothills.
Well now it’s 8 months later and I may have to eat my hat, because 7373 Camino Sin Vacas went to contract late yesterday. And while it has come down in price, to $1.590 mil, still, the last sale over a million in Sin Vacas was last year, two years ago, three years ago, in the summer of 09.
But the truth is we’re starting to see this in other subdivisions across the foothills as well.
Homes going to contract, and selling, at prices that haven’t been seen in recent years.
I noted it yesterday in a piece about Finisterra and another about Alta Vista.
And earlier in the week in > 2 contracts, a sale, and a swing and a miss < I noted the same phenomena in Hacienda del Sol estates.
Is this a quirk or a blip or will we see more of it, the result of an improving market with low supply and increasing demand. And at least some of that demand from buyers who have finally sold their own homes and, having waited years for that to happen, are not about to wait around again for the perfect deal to come along. And instead, are stepping up and making the best deals they can and getting on with it.
