7373 N Mystic Canyon Drive, now the lowest price house in PC, it sold for $800,000 in 2001 and was listed last June at $895,000. And by this January it was down to $781,000, and to $749,000 by mid March. And today it’s down another $10k to $739,000 ($212/sf).
I’ve seen it and shown it and I think it’s a nice house and good value. And though they didn’t buy it my buyers thought so too. It’s more modest than many and maybe even most of the homes in PC but it’s also more modestly priced. Why hasn’t it sold.
