3641 E Via Alcalde was listed in October 07 for $1,500,00 and a few weeks later raised to $1,550,000 ($414/sf). But that didn’t fly and it sat at $1,550,000 until it expired in April 08.
If only they knew, and who did, instead of raising it they could’ve dropped it to $1,250,000 and sold it in 2 weeks.
And for whatever reason they didn’t relist it - maybe to give it rest for the summer – maybe to give it a couple a months for the dark clouds to blow over - but by the time summer came and went things went from bad to worse to frightening. So they waited and waited and didn’t bring it back until last November. But then they nailed it, they priced it at $949,000, and 3 months later they had a contract and it closed today for $943,500 ($254/sf). A very nice price for today’s market, but still.
