Built in 2009, 7899 N Ancient Indian Drive hit the market today for the first time at $1,695,000 ($288/sf). But the plot thickens. The original owners, who paid $700,000 cash for the lot in 2007 and took a $1.5mil mortgage to build the house, sold it privately to Consensos Ventures Llc this June for a measly $1,205,000 – cheap-cheap. That’s according to Pima county tax records - the sale info that is, not the cheap-cheap comment.
So Consensos Ventures Llc, stands to make a tidy and maybe even quick profit.
And aside from being adjacent to the Ancient Indian gate, it looks like a nice enough contemporary that also appears to be well equipped. And at $1,695,000 it’s well within the ballpark in PC.
The question is, why didn’t the original owners put it on the market instead of letting it go so cheap. ??
UPDATE; a reader of this blog informed me that the June sale at $1,205,000 was a trustee sale. For some reason it either wasn’t listed or I missed it on RealtyTrac.
UPDATE of the UPDATE; I’ve since been to see the house in person and, lordy lordy, all the appliances in the kitchen are brand spanking new – two Sub Zero’s, two Asko dishwashers, a big 6 burner Wolf range with oven plus a Wolf wall oven. So it looks as if someone did a little salvage work before moving out.
