Just the other day I wrote > the inventory is growing, slowly < and noted that there were 304 single family homes for sale in the Foothills. And I just ran the same search and it now shows there are 343 for sale. And that seems like a huge jump in just 4 days, too too huge. But that’s what the mls now shows, 343 active listings. So 39 more than the other day. hmmm!
And if I pull up the new listings between then and now there are just 23 new listings,
So 304 + 23 = 327. NOT 343. But there were also 5 homes that were returned to the market, so 304 + 23 + 5 = 332. still NOT 343.
And to make matters worse, mathematically anyway, 13 homes went to contract since then, 332 – 13 = 319. NOT 343.
I hate to admit it, but I don’t understand it and I can’t explain it. Sorry. But there are now 343 single family homes for sale in the Foothills, and here’s how they break down by price range:
$0 – $599,999 - 190
$600,000 – $999,999 - 82
$2,000,000 & UP – 18

= 343
Whatever the explanation, that’s a big jump in inventory. (a month or so ago we were at 280ish) And amongst other things it tells me that, along with a long simmering pent-up desire to sell, many sellers and their agents are now more confident in their ability to sell for an acceptable price. And as I said the other day, with inventory as low as it’s been, buyers in almost all price ranges would like to have more homes to choose from. And now they do.
