Because of all the specs that ended up going back to mr lender, and/or selling for a fraction of their asking prices during the bust, it looked as if specs were a thing of the past. But with many of the boom/bust specs now sold and the overall inventory scraping bottom, I wouldn’t be surprised to see a modest resurgence of more modest new specs.
Earlier this year 6820 N Los Leones Drive, listed for $1,600,000, went to contract in 13 days and closed for $1,525,000 ($275/sf).
