After years of losing their shirts on untold numbers of unsold spec homes – many most of which eventually did sell but at 30 – 40% discounts (and those were the lucky ones) or, worse yet, they ended up in mr. lenders hands – spec homes, incredibly enough, are now making a comeback.
I count 9 new specs priced from $799,930 to $1,895,000 that have been listed this year.
One just broke ground and was listed today for $1,200,000 ($290/sf) - 6537 N Calle de la LLuvia in Alta Vista. (listed by Long Realty).
And 2981 E Plaza Encantada was listed on June 1 at $1,300,000 ($286/sf) and went to contract the other day. (listed by Long Realty)
And 6540 N PLACITA DE TIA RO was listed in March at $1,249,000 ($309/sf), went to contract in April and closed for earlier this month for $1,225,000.
I hope they’re right this time.
