526 single family homes have sold so far this year at an average/median of $470,830/$375,000
during the same period last year – 444 sold for $480,727/$402,500
but looking at a more recent period, say, 6/15 – 8/15;
this year 142 sold for $493,253/$398,500
last year 116 sold for $484,630/$387,750
So no question about it, this year is solidly ahead in the number of sales. And now, for the last couple of months anyway, sold prices have edged up, not down, over last year.
Why. Because homes are being priced more realistically than they were in the past.
Plus, the supply of homes has shrunk while the demand has grown, causing buyers to be more eager to make a deal than they have been in years – while at the same time sellers are more confident in their ability to sell than they’ve been in years. And this isn’t just a numbers thing,
it’s apparent in the attitudes of buyers and sellers.
* Fun Fact - 530 homes sold in all of 2008, 532 in 2009 and 584 in 2010. I’m pretty sure we’ll trounce those numbers this year.
