5080 N Summit Ridge Road sold for $995,000 in Jan 06 and for $742,000 today, –25%.
Like I said yesterday, there are bright spots but it ain’t 2006.
I represented the seller when they bought it in 06. And at the time it had just been reduced to $1,050,000 from a high of $1,495,000. And because the 3rd garage bay had a vent for heat and AC and a pool table in it the sq footage was listed as 3,929 sf. But get this, it was also listed as having a 3 car garage. So the ultimate flex space, the garage/rec room. But that was silly and we ignored it and based the offer on 3,493 sf, with a 3 car garage. And no rec room. And thankfully for the current sale it was also listed as 3,493 sf.
